1. 找对贷款银行或是 Mortgage Broker/贷款中介
首先要找到靠谱的贷款银行或贷款中介，以免预批款与真的下来的贷款有太大的出入。相对比较向银行直接贷款方便很多，而且费用也透明。
2. 贷款预批信 Pre-approva Letter
选好贷款银行自然是开始申请Pre-approval Letter了。有了这封信才知道自己可以贷多少金额，适合买什么价位的房子。以免辛辛苦苦看好了房子，最后却发现自己贷不了那么多的钱，浪费时间和金钱。
3. 给出报价，购买意向（Make an offer）
看好房子便可以向卖家出购买意向了。如果有好几个人同时出了一样的offer，那卖家的经纪人便会倾向于他们报价最高的或是有最好的条件来买这个房子的意向者。
4. 锁利率（Lock Rate）
利率每天都是在浮动的。在您房子的合同已经签好的情况下，如果您的贷款员告诉您当天的利率降了点，如果这时候您觉得合适就要让贷款员帮您把利率给锁了，这样不管再怎么浮动，锁定的利率就是您买房时的利率了。
5. 银行给出贷款费用估算（Loan Estimate）
Loan estimate是一份三页纸的文件表格，银行会给您发一件书面的费用估算，这样您就能清楚的知道您的利率，每个月的月付金额，每一项的费用以及和利息比例及总额等其它信息。
6. 房屋检验（Home Inspection）
房子的合同签好，买家就要开始找房屋检查专家去检查房子（通常你的房产经纪会给你介绍），通常是签完合同的一周内，以防房子有任何的隐藏问题。
7. 房屋估价 （Appraisal)
银行会安排专人进行房屋估值，因为银行得知道这个房子的价值，然后再确定是否批出贷款。通常appraiser到房子估价花30分钟的时间。
8. 查看过户说明文件（Closing Disclosure)
通常过户的前1天，您的贷款员会给您发一份E过户文件，需要认真查看，特别是数字，每一项费用都清清楚楚的写在里面。因为里面有最终的（Final）任何与你贷款有关的信息；利率，房贷的月供金额，贷款费用等等。如果这份文件里的费用与你之前收到的Loan Estimate有很大的出入，那尽快与您的贷款员核实下。
9. 过户（Closing）
这是买房也是贷款的最后一个步骤了。过户当天，买家，卖家，双方的经纪人，贷款员以及过户公司的相关人员会一起在场完成这个手续。最后就可以拿钥匙了。
注意事项：
切记在过户前尽量不要存现金，除非你能证明这些现金的由来。更要忌讳的是在申请贷款和过户期间不要随意辞工或换工作，以免银行不批您的贷款。要知道贷款银行会在您过户之前联系您的雇主来确认您还在原公司就职的。
